JOB OPPORTUNITY: CARETAKER & MAINTENANCE CONTRACTOR
Location: Green Arc Residences & Your Space on McCoombe

Employment Type: Casual – Independent Contractor
REMUNERATION & CONTRACT TERMS
Contract Type: Independent Contractor (not an employee)
Hourly Rate: $30 per hour + GST (with valid ABN)
Invoicing: Monthly, paid via EFT within 5 business days of approval
Hours: 35 hours per week (5 hours per day, 7 days per week)
11:00am – 3:00pm (4 hours Compulsory on days of Airbnb guest check-outs/check-ins, co-ordination, and full turnover cleaning. However flexible when there are no Air B&B check-outs/check-ins, on the day.
Note: Hours flexible on days without guest transitions.
5:00pm – 6:00pm (1 hour): Daily Compulsory for Garden watering, solar, and battery checks.
ACCOMMODATION (OPTIONAL)
On-site accommodation is available at the contractor’s discretion:
Cost: $475 per week (includes electricity and water)
Contractors may choose to live off-site but must remain available by phone when required.
Accommodation use is optional and at the contractor’s cost. Contractors are responsible for:
Wi-Fi, superannuation, insurance, and submission of monthly invoices.
ADDITIONAL NOTES
Contractors must maintain a detailed timesheet, logging daily tasks and hours.
Any unused hours may be allocated to project or improvement work.

Green Arc Residences is a 100% solar-powered, eco-friendly residential property located in Bungalow, QLD.
The site includes 12 boutique Airbnb units and an adjoining self-storage facility, "Your Space on McCoombe".

WE ARE SEEKING A DEDICATED CARETAKER AND MAINTENANCE CONTRACTOR, EITHER AN INDIVIDUAL OR A COUPLE, WHO
SHARES OUR VALUES OF SUSTAINABILITY, ATTENTION TO DETAIL, AND PROFESSIONALISM.
POSITION OVERVIEW
The caretaker will be responsible for the day-to-day management, maintenance, and presentation of both "Green Arc Residences" and" Your Space on McCoombe".
This is a hands-on role involving cleaning, light maintenance, and guest service coordination.
KEY RESPONSIBILITIES
Airbnb Property (12 Units)
Coordinate guest check-ins and check-outs.
Complete turnover cleaning and prepare guest-ready squeaky-clean units, thereby maintain a 5-star Air bnb rating.
Manage linen: wash, dry, fold, and restock.
Follow detailed cleaning and presentation checklists
Perform minor handyman maintenance tasks that does not require a licensed trades person (Major repairs are handled by licensed trades persons we employ).
Monitor solar and generator systems.
Manage property supplies and inventory.
General Property Maintenance
Gardening: mowing, edging, watering, and weeding (as weather permits)
Bin management: placement, return, cleaning, and relining
Clean communal areas (stairwells, verandas, hallways)
Conduct lighting and fire safety checks
Perform regular property inspections and report issues
STORAGE FACILITY – YOUR SPACE ON MCCOOMBE
Daily cleaning and light maintenance.
Conduct unit inspections and viewings with potential clients.
Collect and verify application forms and ID.
Monitor site access and security.
Report any safety or maintenance concerns promptly.
Candidate Requirements
ESSENTIAL:
Physically fit for both indoor and outdoor hands-on work with Strong attention to detail and commitment to cleanliness.
PREFERRED:
Basic handyman/maintenance skills that do not require a licensed trades person (Major repairs are handled by licensed trades persons we employ).
Excellent communication and organizational skills and ability to work independently or as a couple/team
