REMUNERATION & CONTRACT TERMS
Contract Type: Independent Contractor (not an employee)
Rate: $30/hour (including GST) – invoiced monthly
Invoicing: Monthly (paid via EFT within 5 days of approval)
Hours: 5 hours per day, 7 days a week (35 hours/week)
4 hours daily: 11:00 AM – 3:00 PM
1 hour flexible (Mainly evening and night for watering garden, solar/battery checks)
Maintenance of time sheet to reflect Un-used hrs project work
Accommodation Rent: Accommodation: Onsite residence provided at cost to contractor – $475/week (includes power & water), includes electricity and water (deducted monthly
Contractors are responsible for their own:
Wi-Fi, Tax, Superannuation, Insurance, Monthly invoices
ADDITIONAL PERKS:
Free private laundry use, 2 loads per week
Street parking available outside property

The property “Green Arc Residences” includes 10 boutique Airbnb units and an adjoining self-storage facility, “Your Space on Mccoombe”. We are proud of our clean, quiet, and eco-conscious environment and seek a live-in caretaker (individual or retired couple) to join us in maintaining this vision.
Position Overview
We are looking for a hands-on caretaker and maintenance contractor to manage the day-to-day operations of the residential apartments and the adjoining storage facility. This is a live-in position with a strong focus on cleaning, maintenance, and guest services.
Key Responsibilities
Airbnb Property Duties (10 Units)
Guest check-in/check-out coordination, Complete turnover cleaning after each guest
Linen management: washing, drying, folding, and restocking
Strict housekeeping following detailed checklists
Minor maintenance: A/C, plumbing, lighting, carpentry
Monitoring solar systems and generator usage
Inventory and supply restocking
Maintaining cleanliness and guest-ready presentation at all times
General Property Maintenance
Gardening: mowing, edging, watering, weeding (weather dependent)
Bin management: placement, return, cleaning, relining
Cleaning of communal areas, stairwells, verandas, hallways
Fire safety equipment inspections
Lighting checks and light repairs
Regular property inspections and upkeep
Storage Facility (Your Space on McCoombe)
Daily cleaning and light maintenance
Conduct inspections and viewings with prospective clients
Collect application forms and verify ID
Monitor security and access
Check and report safety issues
Candidate Requirements
Essential:
Physically fit for hands-on, indoor and outdoor work
High attention to detail and cleanliness
Preferred:
Basic handyman skills (plumbing, electrical, carpentry)
Strong communication and organizational skills
Ability to work independently or as a couple/team
